The short answer
Start with who will perform the physical cleaning and who will handle an unfilled job. Software can coordinate a crew you already manage; a marketplace adds a route to find cleaners, while remote coordination manages vendor work without necessarily supplying local labor. These are separate purchases. For a small portfolio, choose the missing responsibility first, then compare the software, job, processing and commitment costs.
When you already have a reliable crew
An existing crew makes assignment, clear task instructions and exception handling the immediate software decision. EZcare describes housekeeping assignments and work reporting; Operto Teams adds property/task forms and time/pay reports; Doinn automations combine service catalogues and reservation filters. These functions coordinate people you manage rather than guaranteeing attendance. Payroll reporting also differs from sending cleaner payments.
When you need to find someone local
A marketplace or pro search helps with discovery, but a country or state coverage claim does not guarantee a cleaner at your address. Cleanster advertises US service; TIDY offers searches across all 50 states and says it does not do onsite work. Providers can decline requests or proposed budgets. A useful shortlist needs a confirmed local person, an accepted job and a backup contact, with labor and booking/platform fees considered separately.
When you need someone to manage the follow-through
Remote coordination is different from buying local cleaning labor. Properly Guest Support Plus displays 149 dollars/listing/month for one Airbnb listing and up to three monthly turnovers, using owner-provided vendors. It adds a $249 setup fee, nonrefundable once onboarding starts, for a displayed initial total of $398; additional turnovers cost $15 each and broader channel support costs extra. Cancellation requires 30 days written notice.
Cohost Pro is a separate offer: 149 dollars/active property/month for 5–9 properties or 119 for 10–24, with an initial 12-month term and setup of 499 dollars/portfolio plus 59 dollars/property. Channel, turnover and photo-volume modifiers may apply; physical labor is separate. Early exit is described with 30 days notice and the lesser of two monthly fees or the remaining commitment; after the initial term, renewal is monthly with 30 days notice. No 1–4-property rate is established. Dollar currency ISO is not separately confirmed; signed scope and charges govern.
Compare the fee base and the exit terms
TIDY’s current offer charges 3.9% of gross bookings/rent, including guest fees before platform deductions, with a 19-dollar/unit/month minimum. Qualifying cleaning or maintenance activity adds 39 dollars/unit/month until an offline-period downgrade; vendor work and supplies cost extra. Its initial $39 payment is credited to first bills. Free ACH/wire funding, 1.7% ACH debit or 3.9% card processing depend on the payment route. The seven-day booking-fee waiver covers reservations completed in that window. Cancellation can leave full-term fees on qualifying pre-cancellation reservations/leases already underway or beginning within 30 days afterward. Dollar currency ISO is not separately confirmed.
Cleanster’s May 2025 Basic policy displays 2.99/unit/month without naming a currency, separate from cleaning and booking fees. Subscriptions auto-renew unless cancelled at least 24 hours before cycle end, with no partial refund and applicable taxes separate. Properly Platform starts at 12.99 dollars/property/month Standard or 14.99 Pro, with volume tiers; Platform’s no-card trial and cancellation freedom differ from managed-service commitments. Doinn’s homepage displays Power-Ups at €25/month plus €0.80/property; those add-ons do not establish a US base rate or confirmed 1–9-property package.
A connection must carry the data your workflow needs
An integration name alone is not enough to select a stack. TIDY’s Beds24 API imports listings only; reservations and triggered cleaning use iCal. Its Hostfully guide describes iCal or Zapier, rather than a direct reservation API. EZcare’s OwnerRez help describes 3–4-hour synchronization.
Properly’s dated iCal guide describes two-hour refreshes, default configured arrival/departure times, feed blocks treated as bookings and cancelled bookings that do not automatically cancel cleaning jobs. Operto Teams’ Hostaway integration omits calendar blocks; an earlier checkout does not automatically move every task earlier. These limits can leave manual work even when scheduling is described as automatic.
Decide what counts as an accepted and checked job
A sent request, an accepted job, a completed status and reviewed photos are different milestones. Properly’s dated help distinguishes accepted, declined, started and cancelled requests and records requested photos, notes and problem reports. Photos and inspection forms provide remote evidence, not independent onsite proof of every task. Cleanster documents a 30-day photo limit. An autopay threshold is a spending control, not proof the cleaning met your standard.
Build the stack around the responsibility you need
For a 1–10-property operator, a practical decision sequence is: retain a dependable local crew where available; identify who assigns and confirms jobs; choose the reservation connection with the necessary data; decide who checks results and handles failures; then compare the complete fee and commitment structure. Quoted software and remote coordination can both be reasonable choices, but neither a feature list nor national search coverage settles local fulfillment. The profiles below explain the documented boundaries, without scores or hands-on quality claims.
