Flex starts at €29/month for one property plus 0.9% on connected-channel and Booking Engine bookings, subject to fee-basis confirmation. Billing is EUR; USD displays are estimates. Applicable VAT and conversion fees can affect payment, and OTA/payment charges remain separate.
Beds24: account and unit costs plus channel links
The advertised starting rate is €15.50/month, not a complete portfolio quote. A link is one room type/category to one channel, possibly covering several same-type rooms, at €0.55/month. Units, services and optional users affect the total. Prices are EUR although USD payments are accepted. Beds24 advertises no booking commission or minimum term, but payments below €50 have an unverified handling-fee amount; OTA/payment costs are separate.
Rentals United: obtain an account-specific quote
Pro is marketed for 10–50 listings from $330/month, with the ISO currency unconfirmed here. Scale and Enterprise use custom prices; Scale offers fixed-fee or commission options. A 1–9-listing quote is not established. Confirm currency, minimum charges, commitment, onboarding, adapter entitlement and any existing PMS or channel charges. Our assessment is to keep this growth-edge option separate from small-host defaults.
Include team access, commitments and cancellation
Smoobu’s published team prices conflict: help quotes €15/month per write-access user, while public pricing says from €12. Cancellation guidance also conflicts on notice, so neither a definitive team rate nor cancel-anytime promise is justified. Paid periods and invoices continue, and disconnection does not cancel billing. Compare the committed term and optional services, not only the monthly equivalent.
Check whether your existing tools already solve the distribution job
Our assessment: start by listing the channel fields your current PMS handles, then add software only for a defined gap. Smoobu and Beds24 bundle management tools with channel management; Rentals United describes separate PMS and channel adapters. Another subscription can duplicate existing functionality, while a low starting rate can omit necessary units, links or channel scope. Product fit depends on the workflow as well as price.
