About Beds24
Beds24 combines property management, a booking engine and optional channel connections. Our assessment: it is a candidate when you want a configurable suite and can manage room types, prices and channel mappings carefully. It is not automatically a separate distribution layer for your existing PMS. Public documentation establishes capabilities; we have not tested the software.
Airbnb scope depends on the sync mode
Beds24 documents a two-way Airbnb API for prices, availability, restrictions, reservations, changes, cancellations and messages. Prices and Availability, Limited, and Everything modes have different field coverage. Only the owner can authorize; co-host authorization is unsupported. Live listings are required, with traditional-hospitality properties approved case by case. Airbnb blocked dates do not import. Requests approved through the documented workflow lack an availability validation sent to Beds24, so manually check availability before approval.
Map Booking.com rooms and rates before activation
The Booking.com connection sends prices, availability and restrictions and imports confirmed bookings, modifications and cancellations. Map room types and rate plans, import upcoming bookings, and inspect outgoing data before activation. Sending availability requires prices. Modification and cancellation imports can be disabled, and update timing differs by field. Extras, taxes and fees remain on Booking.com unless the full content connection is used.
Check Vrbo software eligibility and existing bookings
Beds24 describes its Vrbo connection as XML/software connectivity with pricing, availability and content. Its guide requires a credit card and tax number or tax identifier; property and channel acceptance still need confirmation, with iCal an alternative if ineligible. Only post-connection reservations import automatically; existing reservations need iCal import or manual entry. Vrbo guest confirmations must be sent from Beds24. Onboarding and minimum content requirements apply.
Content and fee settings use separate channel controls
Beds24 can create Booking.com properties and rooms or map existing ones. A content-enabled connection is needed for full content, and Booking.com may use descriptions to enhance its own wording rather than publish them verbatim. Airbnb custom taxes and fees require Limited or Everything sync, not Prices and Availability. Vrbo fee settings use specific room content, and an unset cleaning fee is sent as zero. These are configuration facts, not tax advice.
iCal imports and exports have specific limits
Beds24 imports up to three iCal calendars per room, using full-day events. Event summaries and descriptions supply the documented guest-name/comment fields; optional custom fields can carry additional contact, guest or price data when the provider supplies them. Changes and cancellations depend on settings. Duplicate checks compare dates, so a different booking on identical dates can be skipped. Exports include active bookings and unavailable dates, but price-based availability restrictions are not considered; the destination controls polling. Feed options can suppress imported bookings to avoid loops.
Developer API access does not prove a PMS connection
Beds24’s API V2 supports third-party access to accounts, properties, bookings and inventory. Read-only tokens differ from writable access, and V1 is deprecated for new work. These developer capabilities do not establish a native connection to a named PMS or its commercial entitlement. Assess the actual integration separately.
Keep a workflow for mismatches and overbookings
Beds24 identifies manual bookings against unavailable inventory, channel errors and base allocations as possible causes of overbooking. Each case needs investigation. Our recommendation is to reconcile bookings and channel status rather than assume an API removes every risk. We have not measured reliability or synchronization speed.
Include optional services in your budget
The pricing page lists additional users at €2/month, private label at €19/month and personal onboarding from €79. These are optional charges alongside account, unit and connection costs. A starting base rate does not establish a mixed-property portfolio total.
Booking channel connections
A listed channel connection does not mean every field is synchronized. Check the property type, plan, mapping and documented direction for each channel. An unverified connection does not mean incompatibility.

Is €0.55 the whole monthly price?
No. That is the charge per channel link, in addition to the account and applicable unit/service costs.
Can Beds24 prevent every double booking?
No universal guarantee is supported. Its documentation identifies overbooking causes and requires investigation; Airbnb requests also need manual availability checks.
