About Smoobu
Smoobu combines channel management with a booking engine, website builder and guest tools. Our assessment: it is a candidate for hosts seeking one suite rather than adding another channel manager beside a PMS. Current technical help identifies direct Airbnb and Booking.com connections, while Vrbo uses calendar links. We researched public documentation and have not tested the software.
Calendar sync does not include every listing field
Smoobu’s help describes reservations flowing in and availability and prices flowing out through direct connections, usually within minutes. It does not copy photos, descriptions or amenities between channels. Those remain separate edits on each channel. Typical vendor timing is not a delivery deadline or a guarantee against double bookings.
Vrbo is a calendar-only connection
Current technical help specifies exchanged iCal feeds for a published Vrbo listing. Bookings and blocked dates move through the calendars; rates and guest messages do not, and imported guest details are limited to a first name. Smoobu usually imports within 10–20 minutes; Vrbo may take up to 24 hours to fetch changes. Its technical guide governs our assessment where broader marketing mentions API connections. Tentative bookings should be excluded from the Vrbo export.
Use the Airbnb listing owner’s account
The listing owner authorizes the connection; a co-host account cannot. Listings must be Listed and the host profile needs an image. Authorization covers the account, but each listing still needs correct property mapping. The guide says existing Airbnb bookings import, Smart Pricing is disabled and Airbnb’s host-only fee applies. Check your actual Airbnb fee structure; we have not established a numeric account fee.
Booking.com rate plans need attention
Set Smoobu as connectivity provider for each Booking.com property, then map listings. Genuine present and future bookings import, but manually blocked dates do not. Connected rate plans need a cancellation policy. Smoobu sends prices and minimum stay to the Standard rate; other rate plans must derive from it on Booking.com. Room and rate status, fees and listing content stay in the Extranet. A connection badge does not establish every field or rate-plan setting.
Enter existing direct bookings before connecting
Smoobu’s setup sequence starts with property time zones, check-in/out times and cleaning buffers, followed by existing direct bookings and blockers. These do not import automatically. After channel mapping, initial prices need the documented Overwrite Prices push; later manual edits need Synchronize now. Our recommendation is to verify mapped availability and prices on each channel before relying on the new workflow.
Choose one pricing engine
Smoobu documents PriceLabs and Beyond connections using API keys and Wheelhouse through sign-in. It says one pricing engine can manage prices at a time; native dynamic pricing is an add-on. Separate pricing-tool fees and eligibility are not included here, and prices reach only channels that support rate synchronization.
Developer access is a separate decision
Paid accounts can generate API keys; trial users can request access from support. The help page documents an October 31, 2026 HMAC deadline for custom integrations, with native channel connections unaffected. This is an upcoming documentation deadline, not a security certification. General API access does not establish compatibility with any arbitrary PMS, and marketplace partner instructions can differ.
Resolve conflicting team and cancellation terms
Smoobu’s help quotes €15/month for each additional write-access user, while its public pricing FAQ says from €12; the exact account rate remains unresolved. Cancellation help says before renewal, while public pricing says 30 days’ notice. Confirm your account’s notice requirement and team rate. Disconnecting channels does not cancel the subscription, and the paid period and existing invoices remain in force. A 14-day trial is advertised without a credit card.
Booking channel connections
A listed channel connection does not mean every field is synchronized. Check the property type, plan, mapping and documented direction for each channel. An unverified connection does not mean incompatibility.
