Rentals United distributes property data through channel connections and can work with PMS adapters. Our assessment: consider it when you have a defined distribution gap and a compatible PMS workflow, rather than duplicating channels your existing tools already handle. Pro’s advertised 10–50-listing range places it at the growth edge of our audience; we have not confirmed a 1–9-listing offer. This is not proof smaller accounts are prohibited. We researched documentation and have not tested the product.
Check the exact PMS adapter and field ownership
Rentals United distinguishes PMS connections where it uses the PMS API from those where the PMS sends data through Rentals United’s API. Channel-side PULL and PUSH labels describe different directions. Reservations, changes and cancellations are independent flows, so an API label does not prove all fields or universal PMS compatibility. Enterprise pricing explicitly lists direct API access, but that does not prove other plans cannot use existing PMS partners. Confirm your actual adapter and plan.
Airbnb updates follow a selected synchronization model
Airbnb rates and availability are sent when changes register; reservations are pulled, while modifications and cancellations are made in Airbnb. Limited Sync covers availability and pricing fields, including minimum stay, fees and taxes. Sync Everything adds descriptive content and can overwrite Airbnb dashboard content. Airbnb can display Sync Everything even for an actual Limited connection; inspect the model in Rentals United. No guaranteed end-to-end latency follows from these directions.
Content updates have their own schedule
For eligible Airbnb listings in Sync Everything, automatic descriptive-content changes are pushed every four hours and most appear within 24 hours, subject to channel processing. This account-level feature includes descriptions, photos, fees and taxes; it does not synchronize standard rates or availability. Limited Sync listings are skipped. Content timing should not be treated as the schedule for every reservation or price update.
Vrbo eligibility and contracts still apply
Rentals United documents Vrbo for self-catering accommodation with a kitchen and no shared space; hotel-type inventory is not accepted. Its overview describes automatic rate/availability updates and a daily retrieval, with content retrieved once per 24 hours. Booking modifications and cancellations synchronize both directions. Existing Vrbo clients still need a contract for this connection, and switching PMS/API requires future-reservation mapping. The manager is responsible for charging guests; channel commissions and payment terms are separate.
Transfer future Vrbo bookings deliberately
Future Vrbo reservations that predate the connection must be recreated and transferred. The documented transfer uses a manual, confirmed reservation with matching details and a nonzero price. A simple manual calendar block is not the same linked reservation. Obtain the required list from Vrbo and follow the documented workflow; transferred bookings incur the channel commission under your contract.
Check the Vrbo currency before sending rates
Vrbo’s documented supported currencies include USD, alongside AUD, CAD, EUR, GBP, JPY and NZD. Selecting a channel currency different from Rentals United’s currency triggers rate recalculation. Our recommendation is to review both currency settings and resulting guest rates; we have not calculated an exchange-rate estimate.
Booking.com uses hotel, room-type and rate mapping
Rentals United’s Booking.com overview accepts single-unit and multi-unit properties. Existing listings are mapped to properties with hotel, room-type and rate structure. Descriptive content can be updated manually or through an enabled automatic workflow. Payment options depend on country, property type and your agreement; no fixed US commission or payment entitlement is established here.
Room-specific content can change what reaches Vrbo
Amenities do not map identically between Rentals United and each channel. Its Vrbo documentation says beds must be assigned through room-specific amenities to synchronize; beds entered only in the general amenities list do not. This field-level example illustrates why a general content-sync claim is insufficient.
Booking channel connections
A listed channel connection does not mean every field is synchronized. Check the property type, plan, mapping and documented direction for each channel. An unverified connection does not mean incompatibility.
