Editorial recommendation based on official product documentation. Choose the option that fits your workflow; the combination below is one candidate, not a ranking of every possible stack.
One property: start with your current workflow
If you can keep reservations, prices, cleaner schedules and guest access organized, keep your existing tools. Use your Airbnb calendar and a cleaner checklist, and arrange access through your current process. The added software subscription in this example is $0; booking fees, cleaning, hardware and your time still cost money.
Airbnb Smart Pricing is an optional native rate tool with minimum and maximum settings and manual date overrides. Discounts can still reduce a guest’s price below the minimum.
Multiple channels: centralize reservations first
Consider OwnerRez when you want one reservation system with supported channel connections. Its base subscription includes channel management. Keep manual rate review initially if it is working for you, and connect Turno if you need a separate turnover workflow.
Avoid paying for a second channel manager just to duplicate connections your core system already supports. Check each channel’s requirements before switching.
Add pricing and turnover automation when needed
A documented candidate is OwnerRez for reservations and channel management, PriceLabs for nightly-rate automation, and Turno for cleaning schedules. Add PriceLabs when manual rate updates have become a recurring task you want to automate. Keep one system responsible for each pricing rule.
OwnerRez documents complimentary Turno scheduling for connected customers. Confirm eligibility and activate the appropriate Turno plan before budgeting its subscription at $0. Cleaner services and platform or payment fees remain separate.
Monthly subscription examples
These illustrations assume one independent US parent listing per property through OwnerRez. Taxes, premium OwnerRez modules, PriceLabs bundles or multi-unit arrangements, cleaner labor, platform/payment fees and access costs are excluded. These are subscription subtotals, not total operating costs or guaranteed invoices.
| Properties | OwnerRez | PriceLabs | With eligible Turno partner subscription | With standard Turno monthly subscription |
|---|---|---|---|---|
| 1 | $40.00 | $19.99 | $59.99 | $59.99 |
| 3 | $70.00 | $49.97 | $119.97 | $149.97 |
| 5 | $88.00 | $79.95 | $167.95 | $217.95 |
| 10 | $127.00 | $144.90 | $271.90 | $371.90 |
The partner column assumes the complimentary Turno subscription is confirmed and activated. The standard column assumes all properties use billable external teammates: $10 per property/month for these multi-property examples; a single-property subscription is $0. Marketplace-only use and partner eligibility can change the subscription charge. All service and platform fees remain additional.
You can begin without PriceLabs. In that case, subtract the PriceLabs column while retaining the applicable Turno subscription and separate operating costs.
How the tools connect
PriceLabs → OwnerRez → supported booking channels
Configure your location and initial rates in OwnerRez, authorize PriceLabs, then verify the received nightly rates. Through this connection, one property normally appears as one PriceLabs listing; multi-unit arrangements differ. Choose where minimum stays and gap-night rules are controlled, and review discounts to avoid applying the same reduction twice. Import newly added properties into PriceLabs.
OwnerRez → Turno
Authorize Turno and link your properties. Remove older Turno iCal connections that would duplicate the same bookings. Set check-in/out times at the property level in Turno: changed booking-specific times do not sync. Its documented import window for future bookings and blocks is three months, so confirm the schedules you need after setup.
Optional: OwnerRez → RemoteLock → compatible doors
Consider this connection only if automated guest access solves a remaining problem. Authorize a RemoteLock account and map devices in OwnerRez; OwnerRez sync can overwrite mappings made in RemoteLock. Confirm the exact lock model, interface, plan and code limits. Get a separate quote for software, hardware and installation. Property count does not establish door count. Use one lock integration system per property.
Your next steps
- List the work you currently do manually: reservation updates, rate changes, cleaner scheduling and access codes.
- Choose the smallest stack that addresses those jobs. Keep existing tools where they already work.
- Confirm the selected channel connections, Turno eligibility and optional lock configuration with the vendors.
- Trial a complete booking, price update, cleaning assignment and access workflow before moving every property.
