What does vacation rental cleaning software cost?

Compare subscriptions separately from cleaning labor, marketplace payments and optional charges.

The short answer

Compare the subscription, cleaning labor, payment fees and optional modules separately. A free platform subscription does not mean a free cleaning. Turno’s subscription changes with property and cleaner type; ResortCleaning has a monthly minimum; Breezeway’s public paid-plan wording currently conflicts, so request a current quote.

Turno: one-property accounts and marketplace-only properties have no platform subscription charge. For accounts with two or more billable properties, pricing is $10 USD per billable property monthly or $96 annually per billable property. An enabled non-marketplace teammate makes a property billable.

ResortCleaning: Industry User is $5/property/month with a $20 monthly minimum. Breezeway: a first-property Freemium offer is advertised, but newer quote requests and older paid-plan blocks appear together. Confirm eligibility and obtain a current paid quote.

Add labor and payment fees separately

Editorial budget checklist: record the cleaning rate per turnover and your expected number of turnovers; keep that labor budget separate from software. Ask how payment charges are calculated rather than assuming they are included.

Turno requires marketplace cleaner payments through the platform. Invited-cleaner in-app payments are optional but have fees. ResortCleaning describes payments through connected PayPal or Stripe; this packet does not establish provider fees.

Check optional modules and account entitlements

ResortCleaning lists a Messaging Module at an additional $2/property/month, with possible overage fees, and API Access under custom-quoted Enterprise. Ask which additional capabilities you actually need.

Before buying another app, check your existing PMS. Hospitable documents native cleaning tasks, checklists, photos and portal workflows. Current subscription entitlement and any payment charges still need checking.

Distinguish annual billing from a yearly budget

Turno’s annual subscription is billed annually; dividing that charge into a monthly equivalent does not create monthly invoices. A twelve-month budget based on monthly charges is also different from a vendor annual plan.

Editorial pre-signup checklist: confirm billable property count, invoice cadence, service fees, payment fees, required plans and optional modules. Keep unknown quotes visible instead of producing an unsupported all-in total.

Can a free subscription still have fees?

Yes. Turno separates subscription charges from cleaning services and payment fees. Marketplace cleaner payments must go through Turno.

Why is there no fixed Breezeway total?
