Managed distribution service or channel manager: which work should you delegate?

Compare the work retained by the host, the fee base and the account responsibilities before choosing a distribution model.

The short answer

Choose software when you want to retain operating control and need connected booking channels. Evaluate managed distribution when you want to delegate specifically contracted distribution or support work. eviivo includes channel management in its PMS suite; RedAwning markets managed packages, but Essential guest-support scope is inconsistent across its pages. Package names alone do not allocate guest communication, cleaning or pricing responsibilities.

Start with the work you will still do

For each offer, write down who manages guest messages, pricing, cleaning and channel changes. RedAwning Essential retains owner responsibilities; its guest-support copy conflicts. Essential Plus advertises revenue-management support, while Full Service advertises broader pricing and guest communication. Local services and charges require address-level confirmation. A connected PMS may remain the source of truth, so its subscription can remain part of the stack.

Compare fee bases, not just percentages

eviivo US starting prices are $50/month for one property or $125/month for multiple properties, excluding taxes, OTA commissions and processing; optional messaging/payment services advertise $0.50 per confirmed booking. NextPax displays a $350 or €350 monthly minimum including the first 50 units, with other costs potentially extra; its Americas FAQ separately describes negotiated commission on gross nightly rent excluding fees and taxes. RedAwning homeowner tiers advertise 10%, 15% and 18%, but the precise fee base and additional charges remain unconfirmed. Its 10% professional offer with no setup fee or monthly minimum is a separate 10+ unit Complete/Exclusive offer. These prices cannot establish an all-in cheapest option.

Check account control and migration before switching

A connection requires authorization and mapping. NextPax documents that imported extra costs must be edited in the origin PMS, while selected Core-entered costs have channel export settings. Zeevou Airbnb and Booking.com documentation has reservation-import limits, including workflows covering check-ins from tomorrow; complete historical or current-day migration is not promised. Confirm the accounts, existing reservations and fees you will still manage before disconnecting the prior system.

A listed channel is not a complete field guarantee

Zeevou Type A and Type B connections support different fields: Type B does not send fees, and automated OTA-message support differs, with unsupported messages not sent and no notification created. eviivo Vrbo automated guest-card processing requires Payment Manager and a selected merchant account; its guest inbox requires Guest Manager. RoomCloud’s directory lists major channels, but a listing alone does not establish identical fields or all-property eligibility.

Match the offer to one to ten properties

eviivo’s individual-host positioning and US single-property price make it a candidate to evaluate; this is an inference rather than a tested recommendation. NextPax’s published 50+ positioning and separate USD $350 / EUR €350 monthly minimum displays make it a growth-stage option; actual US contract currency remains unconfirmed. RoomCloud’s international operation does not establish current US STR eligibility. Zeevou Free Core uses iCal; its paid API module displayed £12/unit/month with one self-catering unit, zero hotel rooms, one website and monthly billing. That GBP module display excludes taxes and other services and is not a US/USD suite quote.

Review the exit as well as the start

Zeevou annual subscriptions describe a 12-month commitment even with monthly installments and 30-day renewal notice; monthly subscriptions end at the billing-period end. Help describes cancellation or downgrade blockers including unpaid invoices, mapped rate plans and active bookings, and differs from general terms on annual timing. RedAwning supplier exit terms and cancellation charges were not established in the reviewed plan comparison. A headline fee does not settle those obligations.
